1. Make sure you have compatible roommates that you trust

2. Put everything in writing. Any changes you wish to see before move in day should be included in the lease

3. A security/ damage deposit is refundable (depending on damages) and cannot be more than half of one months rent

4. Do a review of pre-existing damages with your landlord before leaving in April. Get them in writing.

5. Always pay your rent on time. Rent is due on the first day of each month and pay with cheques.

6. Create a roommate agreement. Decide how chores will be divided, groceries shared and other living arrangements at the beginning of the year.

7. Look for cheap furniture at the end of the school year and at used appliances stores in town.

8. Your landlord must give you written notice 24 hours in advance if they wish to enter the apartment for any reason.

9. The landlord is responsible for all repairs of appliances or other household items that the tenant pays rent for.
